We visit on a schedule, handle an agreed list of small maintenance items, and send you a photo report — so small problems get caught before they become urgent calls.

How a plan is built
A walkthrough and a written task list first. We agree the visit schedule, the included work, and the response times before the first visit, and go through the cost with you in person.
Why There's No Rate Card
What you're actually paying for
We don't publish a price list. A number guessed from a description changes once we arrive, so every property is measured on its own and every figure is agreed with you in person before work begins.
A proper survey first
We walk the work, measure, and check what is behind the wall or under the surface before a single figure is discussed.
Prep and protection
Floors covered, furniture moved, dust contained, surfaces masked. The careful part of the job is the part you never see.

The correct anchors, fasteners, sealants, and finishes for the surface — the difference between something that lasts and something that fails next season.
