Recurring Maintenance
The Property Care Plan
We visit on a schedule, handle an agreed list of small maintenance items, and send you a photo report — so you catch little problems before they turn into urgent calls. It works the same whether you are on site every week or away for the season.
Which Level Fits
Basic visits or full oversight
Both levels start with the same walkthrough and the same written scope. The difference is how much we take off your plate while you are not there.
Scheduled maintenance visits
Small repairs handled during the visit
Photo report after every visit
Doors, locks, lighting, leaks, hardware, caulking
Priority scheduling for routine calls
Written scope and one clear figure
Full interior and exterior walkthrough
Checks while the property sits empty
Faucets run, water heater and AC set, breakers reset
We meet licensed trades at the property in your place
Estimates collected in writing, scope questioned
We follow the job through to completion
Report we send you
Best for
Still deciding? The walkthrough settles it — we look at the property with you and recommend the level that matches how much upkeep it needs and how often you are there.
Built for owners without on-site staff
The plan is designed for small apartment buildings and neighborhood commercial properties that don't have a full-time maintenance person. You get predictable upkeep and steady attention, without needing someone on staff.
Vacation & Absentee Owners
For homes you don't live in year-round
Plenty of our members are only here part of the year — second homes, vacation houses, and properties that sit empty between visits. You shouldn't have to fly down to find out what's happening inside your own house. We stop by on a set schedule, open the property up, go through it top to bottom, and send you the report.
Regular stop-bys
We visit weekly, bi-weekly, or monthly — whether the house is sitting empty or you are away for the season.
Turn things on and off
Run the faucets and flush the lines, set the water heater and AC where you want them, reset what tripped, and shut everything back down before we lock up.
Catch problems early
We look for leaks, water stains, musty smells, storm damage, insect activity, and anything that has shifted since the last visit — the small things that turn expensive when a house sits empty.
Photos and a written report
After every visit you get photos of the property and a plain-language report: what we checked, what we turned on or off, what we fixed, and what needs attention.
When a licensed trade is needed, we act on your behalf
An empty house still needs decisions made. If something comes up that requires a licensed electrician, plumber, roofer, or other trade, you don't have to travel down to deal with it. We step in as your on-site representative — the person who is actually there standing in for you while the work is quoted and carried out.
We meet them at the property
We arrange the appointment and are there in person, so no trade is walking through your home while you are out of state.
We get the estimate in writing
We go through the assessment with them, ask the questions you would ask, and come away with the scope and the figure in writing.
You get the full picture
The estimate comes to you with photos and our plain read on what has to be done now, what can wait, and what we would question. Nothing is approved without you.
We stay on it until it is done
Once you say go, we follow the job through — checking the work as it happens, making sure the property is left properly, and reporting back when it is finished.
Needs Fixing USA is a handyman service and is not a licensed contractor as defined under Florida law. We do not perform licensed work ourselves — we represent your interests while it is quoted and completed.
What's Included
A clear, defined scope of work
Monthly Visit
We walk the common areas and accessible exterior and check doors, closers, locks, lighting, leaks, loose hardware, caulking, and visible wear.
Included Small Fixes
Every visit includes a set labor window for minor maintenance items — not unlimited repairs. Anything outside the agreed scope is quoted in writing before it is approved.
Photo Report
After each visit you receive a clear report of what we checked, what we fixed, and what needs an estimate or a licensed trade.
Quarterly Add-On
Add routine tasks such as filter changes on an agreed schedule, wherever we are qualified and it is permitted.
Priority Scheduling
Plan members get a faster response for routine calls. Emergency and after-hours calls are handled as separate priority bookings.
How a Plan Is Built
A written plan, agreed before the first visit
- Every plan starts with a walkthrough, a task list, and an honest estimate of the hours it takes to keep your property in shape.
- Scope, visit frequency, included work, exclusions, response times, and cancellation terms all go in writing before the first visit.
- We go through the cost with you in person at the walkthrough, so the figure you agree to is the figure you pay.
What stays out of scope
The plan covers general handyman maintenance only. Electrical, plumbing, HVAC, fire and life-safety, roofing, and other regulated work is handled separately by a properly licensed trade, and is never promised as part of the plan.
Florida's licensing rules depend on the specific work, so we verify the scope of every task before including it in a care plan. Needs Fixing USA is a handyman service and is not a licensed contractor as defined under Florida law.
